p2Earth Wise Land Consercancy was formed to conserve farmland, wildlife habitat and scenic areas.

Easement Creation Process

Contact EWLC to review the land you wish to preserve.  EWLC is dedicated to preserving land but are not interested in easements we feel do not create enough conservation and preservation benefit.

Contact your tax consultant, legal council and lender if you have one, to be certain the easement will work for you.

Work with EWLC to craft an easement which protects and conserves your land but still allows you the privacy and uses you wish to retain.

Attain appraisals for the land before and after the easement is recorded.  No easement will be recorded at this time but the appraisal will vary before and after the easement is created.  Review the appraisal with your tax, legal and lending groups.  You now will be able to start the creation of the easement.  There are many rewards the will go along with the creation of an easement the greatest being the knowledge that you preserved something that deserves to be preserved!

At this point the easement will be finalized, title review will be done, title insurance will be provided, and bank and encumbrance releases will be completed.  Also IRS forms will be signed by the appraiser, donor and donee.   Finally, the easement will be signed and recorded.
